How does a home show up on the multiple listing service and active in the market?
It all started with a one-line post on facebook asking my friends if they are interested in purchasing an investment property now or in the near future. The real estate market is always a topic that sparks interest and comments on social media. Ranging from; “Not now Robin it’s too expensive.” to “Actually we are thinking about selling since there is a job opportunity out of state.” and a variety of comments in between.
Of course the “Actually we are thinking about selling…” caught my attention and soon there was a conversation going on messenger. How exciting that there is an opportunity, what state, when, what is your timeline etc, etc, etc.
I suggested to work on a market analysis of the home and to put together a strategy to sell as quickly as possible. The market analysis consists of how to properly price your home, what is your competition in the market, what homes have sold recently (no more than 90 days ago), how close was the location of the sold homes (preferably not more than 1 mile away from the subject property). Many homes in a a neighborhood have changed over the years. Homeowners may have added on a family room, upgraded in 1980 or very recently, some homes were flipped by investors, there may even be a short sale that recently sold. In order to have a good sense of what your home is worth it is important that I turn all these oranges and apples into apples only so that a real comparison can happen to get to the most accurate home value possible in the current market.
So with the market analysis and my tailored strategy for selling the home I rang the door bell and entered the home. I always try to ring that door bell exactly at the time that the appointment was scheduled for. I know I’m strange, I like to be punctual. After taking the grand tour and looking around the home, discussing what has been upgraded in recent time, it is time to discuss price. As you may know some people want the nitty gritty others just want the bottom-line. This was a bottom-line meeting and soon I was on my way to prep the listing agreement, send it over for the owners to sign and put the home on the multiple listing service. Where you can find it via the many, many online outlets that are available to us nowadays.

The fun part of my life as a realtor is that I get to meet so many people. Not just in the Long Beach area where I live but all over the place, at least that is what it feels like. I have friends and family who by now know that I am in real estate and that helps with part of my business, the referral side of life! Actually most of my clients have been referred or are repeat clients. Most of them become friends. As did the couple selling this lovely home in La Habra. It is so well maintained, landscaped and kept that it will most likely sell in a short time. This is what I wrote about the home:
Walk up to this fantastic home. Enjoy the drought tolerant landscaping that was installed less than a year ago. Special treat is that there is a hose bib on every corner of the home, talk about convenience! This home comes with central a/c and heat and even has an attic fan to make sure hot air leaves the attic on our warm summer days. When you walk into the home you will enjoy the dark wooden flooring throughout. to your left is a bedroom with its own bathroom, to the right you will find the other 2 bedrooms and a full bathroom. Going straight will lead you into the large living room with dining area right off the kitchen with its stainless steel appliances, granite countertops and laundry room. Just a few items you might want to be aware of; the 200amp service is brand new, a second box with 150 amp was installed in the garage where you will find a workbench and plenty of room to park your cars or use the space as a work shop. Newer lighting inside the garage and its exterior, PEX plumbing was installed under the house, the tankless water heather can be found on the North side of the home with its re-circulating water-system. The tile floor was recently redone in the laundry room. Vinyl windows throughout. Insulation in the attic, crown molding in the living room, the front yard has a dripping system and in the blank-slate-back-yard you will find attachments to instal a sprinkler system very easily. This home is close to schools and in walking distance to Descanso Park.
